Pre – Delivery Home Inspection ( PDI )

This type of inspection is completed for the New-Home owner prior to taking possession of the property. As part of the new home warranty program, inspectors are required to perform a Pre-delivery Inspection of the house with the new home owner before they take possession. This is the client’s opportunity to identify incomplete, missing, damaged or non-operational items before the builder hands over possession. A “PDI” is not just a visual inspection of the cosmetic elements of your home; purchasers will also want to inspect the major systems of the home to insure they have been installed correctly and are operating properly before their family moves in. Such items as poor lot drainage, improper venting of fuel-burning appliances, lack of attic insulation, to name a few can adversely affect the health and safety of their family and/or home. 
A Pre-Delivery Inspection consists of an inspector’s visual examination of the readily accessible systems and components of a home which are;

The use of a professional home inspector to assist with your Pre-Delivery Inspection is becoming a popular choice with new home buyers. A Home Warranty Program for newly acquired home requires builders and contractors to allow access to a designated home inspector for the purpose of a PDI as long as written notice is given to the builder ahead of time. The inspection of the above components will take between 2 to 3 hours in a typical home. The client is encouraged to take part in the inspection. A detailed report, with photos or other visuals will be provided to the client within 24 hours.
